There is a huge undersupply and demand for NDIS homes over the next decade

This is because the NDIS scheme is still in its early stages, and as it continues to grow, so will the demand for properties that are suitable for NDIS participants. This presents a great opportunity for investors who are looking to get into the market now.

The current statistics around NDIS participants and SDA matter for investors

In 2016, the Productivity Commission estimated that there would be around 460,000 NDIS participants in Australia, and this number has now grown to 502,413 as of 31st December 2021. This number is only going to grow in the coming years. The forecast for 30 June 2030 is 859,300.

With an estimated 6% of all NDIS participants expected to receive SDA funding, that means that the demand for SDA places will go from around 28,000 to upwards of 50,000. Currently, figures nationwide show an average of around 1.8 participants per dwelling. If this average stays the same, this means that by 2030 we are likely to need more than 28,000 dwellings in total.

Figures released by the NDIA for the period to 31 December 2021 show there are a total of 6,764 enrolled SDA dwellings nationwide, (4,302 of which are basic and legacy homes, that will be phased out over the next several years), and only 2,462 new build dwellings currently enrolled, with an additional 2,162 in the pipeline.

This totals just 4,624 new build dwellings enrolled in the 20-year SDA scheme.  This is a long way short of the estimated 28,000 required by 2030.
